Choosing to put your property up for auction is an effective way to sell however in a buyers' market it sends a desperate message to buyers. It’s ok to go down this road if you are actually desperate for a quick sale as I think the market appreciates honesty in an industry that is not known for it. But it simply doesn’t make a lot of sense to go to auction to sell a property without a uniqueness which makes it hard to price such as a knockout view.

Just be up front with buyers and put a price guide or realistic asking price that you’re looking for on your property as you will attract a lot more ‘genuine interest’. It’s hard to deny the fact that one genuine inspection is better than one hundred from buyers who are not able to afford what you’re after for your property as that is the sort of interest a property attracts without a realistic price guide.

I believe it’s always best to be honest with the market regardless of the marketing method you choose to use in the sales process. This honesty is essential for sellers in a buyers' market if you don’t want your property to become stale and sit on the shelf for many months to come.
