If you’ve been house hunting for a while and you come across that perfect property you’ve been looking for it’s tempting to rush in and try to buy it as quickly as possible.

The selling agents are sure to tell you that they’ve had plenty of interest already and that it’s unlikely to stay on the market long, and you may start to feel the desperation of missing out on your dream home.

Before you act impulsively and throw caution to the wind – take a deep breath and perhaps a walk around the block. Go back to your strategy and make sure you take the time to value the property properly before you start throwing numbers at the selling agent.

In addition, you must, must, must get a pest and building inspection or a strata report if your property of interest is an apartment. I’ve seen properties that look fine however upon inspection discover they have serious termite damage or concrete cancer which showed up on the pest and building report – you certainly don’t want to buy yourself that type of headache!
